English Country Garden Cottage Setting, California Mid-Century Styling

Every once in awhile, a property will come to market that one can easily imagine it to be their "forever" home, 466 Beloit Avenue is one of these properties. The seller bought this property from the original owners of the property, they had lived in the property since it was built 1938. This is only the second time it has been offered for sale in nearly 85 years!

The built-in benches at the street are a subtle hint that there is something special beyond the wrought iron entry gate and fencing buffered by mature greenery. Follow the rustic brick pathway through the lush, low maintenance garden which opens to a large patio before arriving at the covered front entry porch and front door. You’ve entered a truly peaceful oasis: level-in, indoor/outdoor easy California-living home, mostly on one level. The double lot, backing to the open space of the Summit Reservoir provides an unusual sense of privacy while also providing bay views and sunsets through the trees. It's a magical setting.

Location, Location, Location

An easy-to-access location allows for enjoying all that this walkable, hillside neighborhood has to offer. Whether arriving via Grizzly Peak (just East of the property) via Spruce or The Arlington to the West, this property enjoys the best of all worlds: bay views, quiet and walkable neighborhood & easy access. A stroll downhill will take you to a sweet commercial district that has the feeling of small town USA. Here you will find  Young's, a small well-stocked grocery store, Kensington Ace Hardware Store, Arlington Wine & Spirits, Razakoul Coffe & Cheese,  Sakana Sushi, a bank and a gas station as well as a multitude of service oriented businesses. Don't miss Inn Kensington, a very popular local breakfast and lunch spot known for the friendly service and excellent offerings. The other Kensington commercial district is the location of The Kensington Farmers' Market, held most Sundays 10-2 (on Oak View @ Colusa Circle). Kensington residents are so close to the city of Berkeley, they are easily able to enjoy all that the world renown university community anchored by UCB has to offer.

Kensington (Unincorporated Community)

One of the East Bay's best kept secret enclaves, the unincorporated community of Kensington is located just north of Berkeley & also shares borders with El Cerrito. It is part of the area known as the "East Bay" in Contra Costa County. Unlike a city, public services (libraries, schools, planning & zoning) in Kensington are handled by Contra Costa County. Kensington Police Protection and Community Services District (KPPCSD) and the Kensington Fire Protection District (KFPD) were created by special district to service the community. So, although Kensington is not a city, in some important ways, it operates as one. It has only one primary school, the coveted Kensington Hilltop Elementary, considered one of the best in the state!

Kensington enjoys many tree-line streets, with a small suburban-feel community and easy access to Marin (and points further North), San Francisco, Oakland and Berkeley as well as points to the east. So much to offer:

PARKS: Nearby parks include Kensington Park Blake Garden and Arlington Park. Wildcat Canyon Regional Park, is close by - part of the East Bay Regional Park system, it encompasses 2,789 acres along the Wildcat Creek watershed and the surrounding hills and ridges. The park extends from the Tilden Nature Area above the Berkeley hills in the south to historic Alvarado Park at the north end in Richmond and is an easily accessible and popular place for hikers, mountain bikers, equestrians, and those simply looking for a quiet place to spend an afternoon.

Next to the SF Bay Trail (Bicycling & Walking)

Wildcat Canyon & Tilden Regional Parks

Berkeley Country Club - Golf & Dining (Membership Required)

BAY FRONT LOCAL ACTIVITIES:

The Bay Trail: Over 350 miles of the planned 500-mile walking and cycling path around the entire San Francisco Bay is already in place running along the shoreline in Berkeley, Albay & Richmond.

Marina Bay Park waterfront park: Great for biking, walks, pet walking , lunch breaks etc. Trail runs along the water front with green patches, and picnic areas

Point Isabel Regional Shoreline: Off-Leash Dog Park! Popular 23 acre East Bay Regional Park located at the west end of Central Avenue in Richmond. 20 more acres at North Point Isabel and more than 2.5 miles of San Francisco Bay Trail. Stop off at COSTCO while in the neighborhood.

Rosie the Rivit National Park. Honoring the efforts and sacrifices of American Civilians on the World War II war front - meet real Home Front workers on most Fridays!

Marina Bay Yacht Harbor & Berkeley Marina easy boating access to Central Bay, San Pablo Bay and the Delta, San Franciso and the Pacific.

COMMUTE: So Many Commute Options

Easy Commute Options

Freeway Access: Interstates 80 & 580 - Multiple Exits

BART Stations: North Berkeley , Downtown Berkeley and Del Norte

Amtrak: Berkeley Amtrak Station &  Richmond Amtrak Station - Richmond BART/Amtrak Station serves as a mass connection hub and facilitates easy connections between Bart, AC Transit, Golden Gate Transit, WestCat and other transportation agencies throughout the Bay area.

Ferry:  Berkeley to SF Ferry Building on Tideline  & San Francisco Bay Ferry- Richmond Ferry Terminal

Bus:

AC Transit - Richmond BART/AMTRAK Hub - AC Transit serves the western portions of Alameda and Contra Costa counties in the East Bay portion of the San Francisco Bay Area. Servicing Local, Bay Area & further.

Due to its location, this part of Kensington shares bus routes with Berkeley. Perfect for a carless comute with pick up and drop off just steps from the property!  See the short commuter ride to BART on the AC Transit #67 Route.

Neighborhood Gallery

466 Beloit Ave, Kensington

Thanks to its proximity to the University of California, Berkeley campus, Kensington may boast the largest number of Nobel Prize winners of any community in the world. But one look at this neighborhood of large homes in the hilly streets above Berkeley, its commanding views of the Bay Area, and sunny terraced yards will explain why this community is one of the most sought after in the East Bay.
Famed architect Bernard Maybeck had a home on Purdue Street. The homes he designed here at the turn of last century have become an informal blueprint for the signature home in Berkeley. These well-proportioned homes are designed for family life and dinner parties. Shingle siding, rustic construction, and bright expansive vistas are the hallmark of the homes in Kensington.
Tilden Park provides the boundary to the east. Miles of biking and hiking trails, a miniature steam train, exhibition farm, merry go-round, and the naturally landscaped swimming hole at Lake Anza make Tilden a popular destination for families.
Transportation via Bay Area Rapid Transit (BART) is convenient. Heading on Colusa Avenue leads to the El Cerrito Plaza BART station and a short drive down Arlington Avenue takes you to North Berkeley BART and North Berkeley's Gourmet Ghetto neighborhood. There are two distinct shopping districts in Kensington.
